The Storm Has Left Its Mark, But We’re Rising to the Challenge

All Hands are on Deck to Restore the Damage from Hurricane Harvey

Our team is tirelessly digging out and cleaning up the hurricane and tornado damage that affected property at Circle W RV Ranch, with a hopeful reopening of October 1, 2017. Here are some key updates:

General Guest Property Damage

Widespread destruction of random RVs and Park Model Homes due to straight-line winds and tornados. Some have minor damage, some are destroyed. It was random, based on the small tornado strikes that approached.

Water damage, primarily due to wind-driven window, roof and siding failures. RVs and homes with water incursion may have mold issues as well.

WE WILL BE REMOVING SEVERELY DAMAGED OR HAZARDOUS PROPERTY, TO A STAGING AREA AT THE RANCH IN THE VERY NEAR FUTURE. THIS IS FOR HEALTH AND SAFETY REASONS, AS WELL AS GENERAL CLEAN UP. IF YOU HAVE NOT VISITED YOUR PROPERTY, PLEASE DO SO IMMEDIATELY.


Amenity Damage

The amenities such as the Clubhouse, Gym and other structures were damaged, but not beyond repair. Repairs will begin as soon as possible. AND we plan to be open for the Winter Texan season!

Pool house was ripped clear off and while the pool itself is fine. The systems that were damaged will be remodeled and repaired.


Grounds and Infrastructure Damage

Water, electricity, cable, septic, and internet were all impacted significantly. The city is working to restore to full capacity. Some sections have been brought back, beginning on 9/8, and they will continue until all areas are operating at 100%.

Significant tree damage and cleanup is necessary. A contractor has been engaged, and cleanup is progressing. Updates will be provided along the way.


Systems Status

Water: There is water pressure from the city service as of 9/8.

Sewer: The lines have been drained and the septic is being pumped this week. Lift stations should be online soon and sewer fully operational by 9/16. We have port-a-johns onsite in the interim.

Electricity: The main lines came online on 9/10, but we have a significant portion of sites that are without power to the site. Downed sites should be online by 10/1 or earlier as electricians and post-setters are available. We cannot make any assurances as to which sites will have power prior to 10/1.

Spectrum Cable and Internet: We are still determining when service will restart.


Guest Property Recovery

ALL GUESTS WITH PROPERTY AT THE RANCH NEED TO COME TO THE RANCH TO DETERMINE YOUR PROPERTY’S STATUS. WE CANNOT DO THAT FOR YOU, AS WE ARE FOCUSED ON THE MAIN SYSTEMS AND AMENITIES.

WE ARE TRYING TO RETURN TO FULL OPERATIONS BY 10/01/17. WE WILL CLEAR ALL PROPERTY THAT IS UNACCOUNTED FOR DURING CLEAN UP.

Rent Due the First of the Month Going Forward

Anniversary-date rent payments are eliminated. All monthly rent is due on the first of the month.

We will be waiving rent for September 2017 as a concession. On October 1, 2017, rent will be due for all guests (monthlies, Winter Texans, daily, weekly, etc.).

In the interim, you are free to come to the Ranch to secure your property and utilize the systems as they come online. Electricity will be the only service you will pay for prior to October 1st, 2017. (if your site has electricity).

Please know that the cleanup and all the other damage is minimally insured, as windstorm and flood insurance was only on the clubhouse and gym/mailroom/library. All other clean up, lost rents and repairs will be from our pocket.

We greatly appreciate your continued patronage. We are doing everything in our power to bring your “home” back to you as quickly as possible.
